You Need to Personally Register to Bid
If you've tried to submit an offer on a HUD owned home using their new www.HudHomeStore.com you may have encountered a few new wrinkles.  One HUGE wrinkle that you can NOT see, is that the nice folks at HUD somehow don't get any information about who you are unless you personally register as a bidder.  So when your offer is accepted or countered they contact me saying that something has been accepted.  But I have no idea as to whose offer it is. 
 

Solution - Register as a HUD bidder.  It's free and easy.  First click on the link below to watch the video

- HUD contracts MUST be completed in BLUE ink.

- HUD contracts require the brokers signature after acceptance.  For Cherry Creek Ltd, call Dave Killian to arrange this.
For Colorado Classic Brokers, call John Pickering to arrange this.

- Bid Period - The new bidding period is: 
- Bids for owner occupants are held for the first 10 days after listing and opened the morning of the 11th day.
- For properties that did not sell in the first 10 days, the bids for owner occupants are opened daily in the a.m.
- After the above 30 days the properties may be purchased by investors.

- HUD keys - virtually all Denver area HUD properties are now on lockbox.  You old HUD key will seldom work.

- All properties, forms and directions for completing

Holding an Open House
on One of Our HUD Listings

Do the Beautiful People Hold Open Houses?

- I know several rather prominent Realtors who built the foundation of their businesses by holding open houses on HUD owned homes during the Denver Depression in the mid 1980's.  I also know a whole lot of other folks who got poor by whining and crying about how tough the market was.   Personally, I think that the folks who made money in the down market were smarter... and I KNOW that they were a whole lot happier!

 

Why Hold Open Houses on Our HUD Owned Listings?

 - Each of you has the right to hold any of our HUD listings open just about any time that you wish.  Buyers want bargains and they perceive that these types of properties are often bargains.  HUD open houses attract these buyers and showcase YOU as an expert in HUD and Bank Owned properties. 

 

How Do I Know What Listings Can be Held Open?

- Simply search for our HUD listings on Prime Access.

 

Here are the Directions

1.  Go to PrimeAccess.com and log in.

2.  Pull up the screen to do a Power Search

3.  Select the type of property for your search. 

    (You will probably want to do the search twice, once for Res and once for Condo)

4.  Select Active for status

5.  Scroll down to near the bottom of the search page and look at the box of search terms listed under the heading of Available  You will need to scroll through that list and highlight Office and Remarks and move them both over to the Selected column.  Then click on the blue Apply button.

6.  After the screen resets itself,

you will need to type HUD into the Remarks field

and then the office numbers BG001,BG002 into the ID field. 

When you click on search, this will give you a list of all properties that are listed in either of our Realtor offices that have the word HUD in the remarks field. 

7.  Click on search - and read the remarks fields.  You will need to read the remarks fields to make sure that these are our HUD owned listings and not simply listings that somehow had the word HUD in the remarks field.
