-  Transfer & Start-up Procedure  -


1. Colorado Real Estate Commission - Get a copy of the license transfer form signed by your new Brokers Guild Broker. Hand carry this form to the Real Estate Commission. They will give you a receipt and you will be officially transferred. Be sure to make a copy of your receipt for our office file. We may also need to fax or e-mail a copy of that receipt to Metrolist.

2. Board of Realtors - If you are a Board member, transfer your membership at the local board. Call your board for the procedure. We are a member of all local area Boards of Realtors.

3. Errors and Omissions Insurance - This should transfer over automatically because your Colorado Real Estate Commission individual E&O insurance covers you personally and follows you wherever you go.

4. Telephone and Showing Service - You complete your information form when you sign up. We enter the information online for you. Further information on our showing service is available on our Agent Tools page on our website under Showing Service.

5. BrokersGuild.Net Brokers Guild has an On line filing system for all your R.E. Transactions. Disbursement at Closing is available if your file is complete 48 hrs prior to closing. See your Broker or staff or refer to the Instruction Guide.

6. CTM-E Contracts – Available at www.ctmecontracts.com

7. Business Cards - Order by visiting the Broker Guild Agent Tools page. There are several templates available. Your complimentary temporary cards with your new phone extension will be printed and placed in your mail file.

8. Logos - Available on our Agents Tool Page for all your promotional needs.

9. Signs - Our local sign company is RMD Signs. You may reach them by calling 303-573-5500. You must have name riders on your listings and they should be white print on a black background. We have signs available in the office.

10. Auto Insurance SContact your Auto Insurance agent to have Brokers Guild Cherry Creek Ltd. Or Brokers Guild Classic, Ltd. Added as an additional insured.

11. After Hours Office Entry - West Office -We have a lock box along side of both front and back entrances. At the East Office the lock boxes are on the flagpole for the building entrance and upon entering there are wall lock boxes to your left. North Office is a security building requiring an electronic access card. Get the combinations and procedures from your broker. Remember to lock all doors when leaving.

12. Forms -We maintain a complete forms library on our Agents Tools page at BrokersGuildHomes.com. That way you have the most current version of whatever form you need whenever and wherever you need it. We do not maintain a paper forms file in the office.

13. Web Sites for our Agents - We currently provide free web sites for our agents. The information is available on our website Agent Tools Page. Your picture is requested. Please submit photo to Nancy at nangreenfield@gmail.com

14. Metrolist IDX Agreements -Update your current agreement or choose to sign-up with a new IDX agreement. We will submit the forms and help you get set up.

15. Metrolist - We can fill out the transfer form for you online or we have the forms signed by us ready for completion. You will be doing your own broker loading of listings. If you need a class on Metrolist's Broker Load, check out their free continuing education calendar. You can find the link on the Brokers Guild Continuing Education Page. We will submit all your forms to Metrolist for you.

16. Metrolist Direct Billing - Our agents will be using Direct Billing with Metrolist. You need to complete and we will submit a Metrolist Direct Billing Agreement.

17. Listing Transfer Procedure - If you have listings with your previous company, our attorney suggests that you review your employment agreement and determine whether or not these listings will be released. After you have determined that your former broker will release the listing, you should:

First - give notice to your broker that you are leaving.
Second - Transfer your license to Brokers Guild Cherry Creek Ltd., our Realtor company or Brokers Guild Classic Ltd., our non-realtor company.
Third - Have the seller sign an Amend/Extend with broker agreement terminating the listing with your former broker.
Fourth – Present the seller with a completed listing agreement with Brokers Guild Cherry Creek or Classic Ltd.
(Be sure to use a new version of the Sellers Property Disclosure from the Colorado Real Estate Commission website or your contract program).
Fifth - Complete the Metrolist Listing Transfer agreement and have it signed by your former broker. You will need a copy of each transferred listing document to add to your electronic file.
